Do you need to divide your assets but you can’t divide your mortgage?

Do you need to divide your assets but you can’t divide your mortgage?

A lot of people who are looking at getting separated or divorced are facing an additional challenge because prices are so low that they can’t sell their homes but also finding that neither party can qualify alone to take on the mortgage and keep the house.
We have a couple creative solutions that can actually help you divide your assets while keeping the mortgage. A solution that can alleviate extra stress and make everyone happy. This way you don’t have to sell in a depressed market and lose all or most of your equity.

Keep your nut small

I heard a story a few years ago about a famous musician.
His friends were jealous of the fact that he could take a gig (or not) and travel here or there and he never seem to be pressured by having to do anything he didn’t want to. They asked him what his secret was and he said, “I keep my nut small”.
For him, that meant that he didn’t have big payments, fancy cars, or a lot of overhead. He just kept his payments small and therefore gave him flexibility to live the life he wanted.
We often advise our clients to just buy what they need. Its less stressful and leaves more room for travel, eating out, and just enjoying life.

Smart mom strikes again!

We posted a story about “smart grandma” awhile ago. (Basic theme was: don’t you wish we all had a grandmother that bought land in downtown Calgary decades ago and then sold it later.)
Well, we did something close to that. Years ago, we bought land in Lacombe on a “pond” at the height of the market in 2007. Since then, the “pond” was renamed as a lake and beautiful homes, walking paths, and natural surroundings have been built up in the past 12 years. I honestly don’t know anyone that has sold a property that was purchased in 2007 and made actual money, but guess what...by buying a property with unique potential and some vision for the future, it happened!
If you want to be able to see into the future or have someone help you envision future potential and possibilities, give us a call. We can help you make good decisions that will assist you in creating a better future for you and your family for years to come.
