To much month at the end of your money?

If you have too much month at the end of your money here are a couple of things you can do.
1. If you live in a place that has a space you aren’t using, rent it out. A bedroom can generate $500 a month easily. An empty garage space 100-$150 a month. Even a shed can be rented out for storage. 2. Sell unwanted or unused items that you own. Lower your stress level and increase your savings.

Don't wait to buy the spot you're looking for in Red Deer!

Have you ever been to a place so beautiful that you wanted to own some of it? We own a place on the island of Kauai. Over the past few years I kept thinking, with more visitors arriving and the infrastructure getting stretched to its capacity, that at some point this would become a “boutique island” where you wouldn’t be able to go if you didn’t own something. As it happens, there was some flooding on the North Shore in April 2018. In order to rebuild roads all visitor access was denied for 18 months and now to keep the North Shore pristine they have limited the amount of cars and people that can go to the “end of the road”. It’s called Kee’ Beach; one of the most beautiful places I’ve ever seen on the entire planet! You often have to book 2 weeks ahead and pay a small fee to enjoy the amazing experience of seeing this heavenly spot. So, it’s like a lot of things in life, if you don’t buy it now, you may never be able to enjoy it. This goes for that new home or vacation spot that you’re looking for. Don’t wait too long or the chance may pass you by.

12 drinks of Christmas Red Deer

I’m very fortunate to live in the wonderful community of Red Deer called Waskasoo East. I’ve been looking for a house here for about 20 years. One of my favourite events hosted on our street is the “12 drinks of Christmas”. Yes, initially they went to 12 different peoples homes and enjoyed a drink with their neighbors. We only do five houses now so that’s a bit more manageable! They also do a wonderful neighbourhood golf tournament where they go from yard to yard and set up little greens and you can play a hole at each place. These events are fun but more than that it’s the amazing sense of a caring, connected community year round.
There are very few pockets like this in Red Deer that I’m aware of. We had an awesome community where we lived in Anders on the Lake. We used to have a Christmas brunch called “K’ander’s on the lake”. It was an awesome way to get build a sense of community and connection.
When you’re looking for a home, don’t just look at the house. Take time to consider the neighbours in the community that you get to enjoy. Sometimes that’s much more important than the box in which you choose to live.

Penny Kander's lesson on her first listing in Red Deer

My mom was at her parents The other day and they had saved this page in the red your advocate. This was one of her very first listings in real estate. When my mom talked with the lady and she asked her how much money she had left owing on her mortgage which is a question that we ask. The lady said that she didn’t owe anything and she was thinking that was a good thing until she told my mom that her husband had passed away but that the mortgage insurance that they had taken out paid off the mortgage therefore putting them in a better financial position. Ever since that day I always ask people do you have life insurance at least enough to cover the mortgage on your house. It doesn’t have to be life insurance that the bank gives you because often times you can get cheaper term insurance from a insurance broker and it does the same thing. We all think we live forever. But the truth is you never know what life will bring so it’s good to have some insurance in place to protect those that you love.

Think outside of the box red deer

George Carlin does a very humourous shtick on “stuff”.
He talks about how we have a box that we put our stuff in. It’s our house! We get more stuff and then we need a bigger box to put our stuff in.
So are we living and working to make a life we love or are we going to work just to pay for the box to put our stuff in?
Food for thought... do we need all that stuff? How about we buy a house thats just big enough and not acquire any excess. Then we will have more money in the bank, less stress, more time on your hands, and more life energy to create the life we really want.

HOW LOW CAN ALBERTA HOUSE PRICES GO? Everybody LIMBO!!

HOW LOW CAN ALBERTA HOUSE PRICES GO? Everybody LIMBO!!

My plan was to be able to pull out equity from my houses to purchase another legally suited property for 5% down but 5 out of 7 of my houses now have a loan-to-value ratio of 100%, meaning my mortgage balance is the same as the value of my house!
So NOW what?

I feel like we're doing the limbo. The last time I did the limbo, I tore my ACL! Central Alberta house prices have dropped over 20% in the last 4 years; about a 6% drop per year! 

Over the last 5 years of home ownership, I've just chased the mortgage down with the value of the house. The good news is that now I only have 20 years left on the mortgage that started at 25 years.
Even though I am not “making any money”, I am whittling down the term on the mortgage and in 20 years it will be paid off!
Even if it takes another 5 years, our “torn ACL" will recover and I will be 5 years closer to having my mortgage paid off!

Not chicken to sell your house!

It’s interesting to read articles about homes that people feel have a “spirit” in them.
I know that sometimes when I walk into home it has a wonderful feeling. I have had the odd occasion though when I walk into a house and the hair stands up on the back of my neck.
There are homes that are called “stigma homes” where there has been an unfortunate event. This is something that isn’t necessarily disclosed unless you ask point blank. If there has been any traumatic or unusual issues, these type of issues can affect the sale price of a home. I purchased one such home where there had been an incident outside the home and it turned out to be a great place and we didn’t have any issues.
One thing to consider; when you purchase a home and your family lives in it, that can create a sense of welcoming, peace, and comfort. One of the great things about home ownership is you get to create a new atmosphere in a home and it becomes a special place for your family and friends!

Selling air rights Alberta

At a Real Estate course in Calgary a few weeks ago, someone asked “what’s the most interesting thing you’ve ever sold”. One guy said he sold air; as in air rights. There was a church in Calgary that was never going to build upwards and they needed money, so they actually sold the rights to the air above their building to the people who own the land next-door thereby being sure that it would never abstract their view.
I watched a show where someone did a similar thing with some land in LA. I’m always on the lookout for that “new thing” that no one else is thinking about.
That would be so cool to have a whole brokerage that just sold air!

What's it going to be like to live here?

We have a condo on Airbnb in Kauai. It’s right on the ocean with a spectacular 280° ocean view that is jaw-dropping!
One of our renters called me and was complaining about one cracked tile and the toilet seat that was loose. As she was ranting at how awful this was, I thought, “wow it’s kind of like the old adage ‘can’t see the forest for the trees’ “. She couldn’t appreciate the amazing ocean view (in fact she hadn’t even opened the curtains to look at it!) because she was focused on tiny little imperfections.
So, when you’re looking at homes, try to look past small things that are wrong and look at the big picture, the big view, the future view; what’s it going to be like to live here? What’s the neighborhood like? Is it a good area? Will it suit my family? Etc.
Don’t focus on the negatives; always look for the positives.
Put on your rose-colored glasses and see how it looks through those.

Red Deer's secret to save money for a down payment

“I don’t have the money for a down payment” is a very common response I hear.
My friend tells me, “people always have money for the things that they really want“.

What would you be willing to give up to save money?
Here are a few ideas:
1. Save 10% of each pay check. Have it go into a separate account automatically each month & you won’t even miss it.
If you earn $50,000 in 1 year you would have 5000
2. Nix fancy coffee $4 x 4/week 832
3. Concert tickets/pass. $100 x 5 500
4. Fast from fast food $20 x 2/week 2080
5. Drive an affordable car. Save 550/month 6600 (Many people pay 800-900/mo but you can lease or buy an affordable car for $300/month or less)

SAVINGS TOTAL 15,012

That’s your 5% down on the average home for sale and it only took one year!
In one year you will be one year older whether you do this or not so just do it!!Save the money, choose to change a few little things and you can buy yourself a home!

What are closing costs in Red Deer?

What are closing costs?
1. Land transfer tax. The government may charge land transfer tax when you buy a property. The tax is based on the home’s purchase price. Most provinces charge provincial land transfer tax, but some cities charge their own municipal land transfer tax as well. Taxes vary by province and first-time home buyers may sometimes receive a rebate for part of the cost.
2. GST or HST. GST is a federal “value added tax”. Usually, real property in Canada is taxable, including newly constructed or substantially renovated residential homes. Used residential homes aren’t subject to GST. HST on Real Property applies in provinces that are harmonized with the GST. If you pay GST and HST on newly constructed or substantially renovated residential homes, you may qualify for a “new housing rebate”.
3. Property taxes, utilities and condo fees. The seller may have prepaid property taxes, utility bills, or condo fees before you take ownership of the property. You reimburse the seller for the prorated portion of the costs from the closing date forward.

R.I.P Real estate Investment Plan

The other day some friends were pondering the question, “are you afraid of dying”. Someone responded, ”I don’t think I’d be so much afraid of dying as being afraid that I had not lived.”
I know this is probably not a new thought but it got me thinking about all the things that we wish that we had done. The length of our lives is not guaranteed so we should do the things that we are interested in. If you’ve always wanted to buy a house and flip it you should do that, if you want to live in a different home you should do that, if you want to invest for your future and your family’s future you should do that.
Don’t reach the end of your life wishing that you had done more; wishing that you had risked a little bit more to get somewhere in life.
Don’t wait and then wish that you had traveled but now you’re too old or too sick to even get travel insurance.

Rerent my lease to make cashflow

The price of rent is very affordable right now. I was thinking that a long-term idea for making money would be to rent properties with a 5 to 10 year lease in place and then you could sublet them (with the owners permission of course) and once rents were back up you could take the extra income as cash flow.
So there’s no money out of your pocket for initial investment other than a damage deposit. Just a creative idea that may work for cash flow.
Some people are also doing this and switching the rental property into an Airbnb (with full disclosure to the landlord) and making huge cash flow. Again they don’t have to buy a house but they can create wealth/cash flow almost immediately.
