Air Bnb publically traded stock Red Deer

We love AirBnB!

As a ๐’”๐’–๐’‘๐’†๐’“ ๐’‰๐’๐’”๐’• Airbnb has offered to sell shares to its super host status members. They are setting aside some shares so that we can get in on the Initial Public Offering (IPO). That’s pretty great of them!
Someone once told me, “๐—ฏ๐˜‚๐˜† ๐˜€๐˜๐—ผ๐—ฐ๐—ธ ๐—ถ๐—ป ๐—ฐ๐—ผ๐—บ๐—ฝ๐—ฎ๐—ป๐—ถ๐—ฒ๐˜€ ๐˜†๐—ผ๐˜‚ ๐˜‚๐˜€๐—ฒ”. I also heard an interesting thought from a lawyer in town. He thinks the reason they are going public is to sell the company since there are very few private parties big enough to purchase the whole company. It will be exciting to watch this unfold and see what transpires. Regardless, this is purported to be one of the hottest stock offerings of the year!

Can I buy just a garage in Red Deer?

I often say, “I love houses but I love garages more”. We were talking with friends from London and they mentioned that garages, where they live, can cost up to £500,000 which is about $864,000 CND. Out of curiosity, I googled “cost of garages” and this one is for sale currently at £750,000. This is for a tandem double garage which is almost $1.3 million. I think I’m on the right track... I should buy more garages.
Food for thought: when you’re looking for a home, garages are a great investment!

“I learned the difference between cash flow investing and capital gains investing from a herd of cows.

When I was 16 years old, rich dad took his son and me to visit a cattle ranch. The ranch was a beautiful place to visit.

On this visit to the ranch, we happened to see cowboys herding cattle from the feed yard to the slaughterhouse. Although rich dad took us away before we could see any cattle being slaughtered, we knew what was going to happen… and so did the cattle. It was an experience I will never forget.

A few months later, rich dad took us to a dairy farm. Early in the morning, we saw the farmer herding his cows into the barn for milking. These cattle behaved very differently.

The financial lesson rich dad wanted us to learn was that, while both the cattle rancher and the dairy farmer count their cattle as assets, they treat their assets differently, and they operate via different business models.

The visits to the ranch and the farm were to emphasize the very important difference between two investing strategies:

Capital gains versus Cash flow

Simply put, a cattle rancher can be compared to a person who invests for capital gains. He has to keep finding and raising new cows. It's non-stop.

A dairy farmer is more like an investor who invests for cash flow. He only needs to maintain his cows rather. It’s much easier work.

One of the reasons so many people lose so much money investing, or think that investing is risky, is because they invest like ranchers. They invest to slaughter rather than to milk.

When house shopping, many people think the hardest part of getting a home is finding it. Actually, the most difficult part is finding the money to buy it.
Right now, the banks are being very conservative in their lending policies so you may have to go to two or three mortgage brokers (yes mortgage brokers not just banks) to find financing. You could have to dig, and then dig some more, looking for money in the ocean of possibilities. Sometimes, you may have to put more money as a down payment than you thought you would have to. Sometimes, you may have to pay off some extra debt so that you can afford the home you want. You may have to buy a home with a suite in it so that you can afford to have a nicer home with income generated from the basement.
It is not easy to pry the money out of the bank's hands; you have to be determined! If you get turned down once or twice, it’s not a sign; just a sign of the times. You have to persevere because only the strong and tenacious will be able to succeed in getting financing for a home.

Red Deer real estate deals how do I know if I am getting a good deal?

When people are buying houses—especially lately— they seem to think that as long as they get the house for a lot less than it’s listed at, then that’s a good deal. This is not necessarily true!

What I mean by this is: if a home is well priced, then it may sell for over list price and still be a good deal.
Inversely, a home could sell for $50,000 less than it’s listed for and still not be a good deal (as in a good price for that home, in this market).
So when you’re looking at homes, you really need an expert who can find the information as to what the property is worth, in order to establish whether the property is a good investment, and therefore in fact “a good deal”.

Can I buy a house without a Realtor in Red Deer?

Previously, we met a new client and showed him a couple of homes. When we called to follow up, he said that he found a private sale and had snapped it up. “Oh, Ok. Where is your new property?” He went on to describe the location.๐Ÿ˜ฒ (he was from out of town and was not familiar with areas in Red Deer)
Then he added that the home had an illegal suite ๐Ÿ˜ข
Now, a few years later, he wants to sell the property but cannot because:
1. He will lose money.
2. The house is located in an area that is difficult to sell.
3. Illegal suites aren’t as easy to qualify for as homes with legal suites.
4. The suite could be shut down and he could be fined if discovered.

DIRT: That's where it’s at!
Did You Know...that the size of the land and its zoning can be more important to the value of your property than the actual house? Houses don't actually go up in value, they depreciate. As houses age, they require repairs just to maintain the same value that they had when you purchased them. Things break and need replacing just like cars. Real estate refers to the dirt; the land that the house sits on!
Find property where you can build something bigger, like a suited property or apartment building, or something you could subdivide! That dirt may be the price of a normal house but the future value is much higher! Buy something on the edge of town, or in town in a mature neighborhood that's on a big lot that you could subdivide into 2 lots, or buy something with different zoning, zoning that allows you to build something higher density. R 2 zoning is for duplex’s or 4- plex’s, R3 or R4 can be apartment building sites in the future. Look to the future, examine all the possibilities of a property, then decide with the big picture in mind. Take a piece of land and fold it up to the next level of use.

Be Like a Cash Buyer

How can you be like a cash buyer without having the cash?
Being prepared before you go look at homes is one of the most important things you can do. If you are able to get pre-qualified for a mortgage, this makes you like a cash buyer! It’s like buying a car after doing your research. If you show up with cash and say "I want that one, here's the cash!", that dealership may have had a bad year and may need to sell a car for cash to make payroll. Rather than financing it and waiting 5 years for their money, they may accept a lower price than they want because it’s an instant sale!
The best way to get something for the least amount of money is to figure out what the other person wants for their home and then offer slightly below that. Just so slightly that they hum and haw over it and agree to the price even though it’s a bit less than they wanted because it will be SOLD!
If you go too low, they may come back high and then you end up paying more than you could have bought it for if you had just come in with a stronger offer at the start.

Then you can rent out either the upstairs or downstairs depending on where you want to live. You can also rent out the garage. You can end up living for very little or sometimes even for free. Plus, if you want to move out of this property into another one you can do it all over again and the first house will help you pay for the second house. Then, when you are ready to retire, if you want to travel or fulfill another goal, you can use the income from ALL of the different spaces to fund your adventure. Leverage is the most powerful real estate strategy in Red Deer!

Legally suited, Full-duplex, Triplex, 4 Plex, 5 plex, acreages, townhouses, condos, and single-family houses all apply for this strategy.



There’s even one better...If you have amazing credit, you can actually purchase a home with as little as 2% down. This makes it a ratio of 49-1 ratio, not just 19-1.

The end of 5% down mortgages in Red Deer?

If you were planning to purchase a house with just 5% down, you’d better hurry and buy one now! CMHC is hinting at the fact that they may no longer allow you to purchase a home with only 5% down. That means, if you don’t buy now and they change the rules, you will have to put considerably more money down. In 1979, the same thing happened when I was buying my first house! When I started looking at buying a house, I could purchase a home with 5% down and then overnight they changed it to 10% down! This made it much more difficult to buy a home.

What are you focusing on?

When we are in Hawaii, one of the favourite pastimes on the cliff in front of our house is to watch for whales to spout or breach or jump in the distance. It takes patience and focus. Its easy to miss because its over in mere seconds, but when it happens, it is magical! So often, people lose patience watching for the whales and start looking down at the turtles who are always swimming in the waves below, all the while missing out on whales that are jumping & spouting further out.

Are you so focused on your daily issues that you’re missing the potential magic of the future? Daily issues will always be there. There may be big things on the horizon; just lift your head up and look for good things to come. Perspective is everything. Keep your goals/dreams in mind.

Red Deer's real estate future!

“No Rain; No Rainbows”
This is one of the favorite sayings of Hawaiians. We have a condo on the island of Kauai; also known as the “garden island”. One of our friends says, “ya know, if it didn’t rain so much it would cost a lot of money to paint all these trees green”.
During this time of uncertainty, its good to remember that there will be some benefits in the long run. Its hard to see them now, but try and think of the advantages that are happening right in front of you...more time with your kids, more rest, AND you can try cutting your own or your kids hair because no one sees it anyway.
Things will recover! They always do. (Or you could win a free hair cut in my last post!)
There have been great depression’s and there have been great recoveries.

You have a choice to build wealth in Red Deer!

We were watching the movie, “The Green Book”(which I highly recommend)!
Dr. Don Shirley, a world-class African-American pianist based in NY, is about to embark on a concert tour in the Deep South in 1962. In need of a driver and protection, Shirley recruits Tony Lip, a tough-talking bouncer from an Italian-American Bronx neighbourhood. It was about all the prejudice that he experienced.
One evening, the driver was invited into this very fancy house to watch him perform but he chose to stay outside with the other chauffeurs who were African-American.
When the performer emerged outside he said, “why are you out here?”
Driver responded, “Well, the rest of the drivers are out here”.
“Yes, but you had a choice to be inside; they did not”, said Shirley.

I got thinking about how that relates to building wealth. There is no reason that you can’t do it. There’s no magic “line in the sand” that prevents you from stepping over it, setting goals, making choices and taking steps to create a better life.
