Be Like a Cash Buyer

How can you be like a cash buyer without having the cash?
Being prepared before you go look at homes is one of the most important things you can do. If you are able to get pre-qualified for a mortgage, this makes you like a cash buyer! It’s like buying a car after doing your research. If you show up with cash and say "I want that one, here's the cash!", that dealership may have had a bad year and may need to sell a car for cash to make payroll. Rather than financing it and waiting 5 years for their money, they may accept a lower price than they want because it’s an instant sale!
The best way to get something for the least amount of money is to figure out what the other person wants for their home and then offer slightly below that. Just so slightly that they hum and haw over it and agree to the price even though it’s a bit less than they wanted because it will be SOLD!
If you go too low, they may come back high and then you end up paying more than you could have bought it for if you had just come in with a stronger offer at the start.

Leverage is the most powerful real estate strategy in Red Deer!

This means that if you invested $15,000 and the property went up $15,000 in value, you have made a 100% return on your money. There are not many places in life where you could get this kind of return using mostly other people’s money.
You can use this powerful strategy up to 4 times! Putting 5% down each time. If you move into any property with 5 or fewer apartments you can purchase it for 5% down. Legally suited, Full-duplex, Triplex, 4 Plex, 5 plex, acreages, townhouses, condos, and single-family houses all apply for this strategy.



There’s even one better...If you have amazing credit, you can actually purchase a home with as little as 2% down. This makes it a ratio of 49-1 ratio, not just 19-1.

The end of 5% down mortgages in Red Deer?

If you were planning to purchase a house with just 5% down, you’d better hurry and buy one now! CMHC is hinting at the fact that they may no longer allow you to purchase a home with only 5% down. That means, if you don’t buy now and they change the rules, you will have to put considerably more money down. In 1979, the same thing happened when I was buying my first house! When I started looking at buying a house, I could purchase a home with 5% down and then overnight they changed it to 10% down! This made it much more difficult to buy a home.

What are you focusing on?

When we are in Hawaii, one of the favourite pastimes on the cliff in front of our house is to watch for whales to spout or breach or jump in the distance. It takes patience and focus. Its easy to miss because its over in mere seconds, but when it happens, it is magical! So often, people lose patience watching for the whales and start looking down at the turtles who are always swimming in the waves below, all the while missing out on whales that are jumping & spouting further out.

Are you so focused on your daily issues that you’re missing the potential magic of the future? Daily issues will always be there. There may be big things on the horizon; just lift your head up and look for good things to come. Perspective is everything. Keep your goals/dreams in mind.

Red Deer's real estate future!

“No Rain; No Rainbows”
This is one of the favorite sayings of Hawaiians. We have a condo on the island of Kauai; also known as the “garden island”. One of our friends says, “ya know, if it didn’t rain so much it would cost a lot of money to paint all these trees green”.
During this time of uncertainty, its good to remember that there will be some benefits in the long run. Its hard to see them now, but try and think of the advantages that are happening right in front of you...more time with your kids, more rest, AND you can try cutting your own or your kids hair because no one sees it anyway.
Things will recover! They always do. (Or you could win a free hair cut in my last post!)
There have been great depression’s and there have been great recoveries.
